Your private treetop haven awaits. This is the upper unit of a two-unit A-frame home, designed for a peaceful and secluded experience. Large windows and skylights fill the modern interior with natural light, highlighting the sloped ceilings and cozy atmosphere. Unwind in the living room by the warm gas fireplace or stream your favorite shows on the smart TV. The kitchen is ready for your culinary adventures. Living Area: Cozy seating, gas fireplace, and a smart TV for streaming. Kitchen: Fully stocked with stainless steel appliances, farmhouse sink, drip coffee maker, and blender. (Note: No dishwasher). Bedrooms: Two cozy bedrooms, each furnished with a comfortable queen bed. Bathrooms: A full bathroom on the main floor and a convenient half-bath located between the bedrooms. Workspace: A dedicated desk area with exceptional WiFi, perfect for remote work. Convenience: In-unit washer and dryer for your use.

Stair Access: IMPORTANT Accessing the home requires climbing approximately 100 stairs across three flights. Inside, a steep, ladder-like staircase leads to the bedrooms. This property is not safe or suitable for small children or guests with mobility challenges. Dual-Unit Property: This is the upper of two separate units in the house. They are connected by a locking stairwell and can be booked together upon request. Amenities & Utilities: The kitchen does not have a dishwasher. The central system provides heat only (max 68-70°F), supplemented by electric fireplaces. The TV is a smart TV; please bring your own logins for streaming apps as there is no cable. Security: For your security, Ring cameras monitor the exterior entrances. Noise monitoring technology is present to ensure quiet hours are respected; it does not record conversations. Maintenance: Service professionals (landscaper, spa maintenance) may need to access the exterior areas during your stay. Weather Policy: During the rainy season, power outages or road closures can occur. We cannot offer refunds for these events and recommend purchasing travel insurance. Long-Term Stays: For stays over 28 days, a utility cap will be detailed in a separate agreement. Optional Services (Additional Fees): Early check-in/late check-out, extra towels, mid-stay cleaning, and a remote work setup (monitor/keyboard) are available upon request for an additional fee.

House Rules

Extended Rental Agreement Last updated: December 18, 2024 The terms of our Rental Agreement is provided below and is intended to help you enjoy a safe, reliable and convenient booking. Guest Agreement By booking this home, you are agreeing to these terms: • In order to book this property, you must be over 25 years old. • Noise levels must be kept strictly under 60 dBA during the day. Music and/or excessive noise outdoors (i.e., yelling, noise amplification, musical instruments, animal barking etc) must be kept to a respectful minimum at all times. Outdoor Music is not permitted after 9PM. Guests must be mindful of their noise levels at all time. • Neighborhood quiet hours are strictly enforced from 9PM-8AM • No Smoking Policy - All properties are non-smoking or vaping. Violation of the no smoking policy will result in a damage liability of up to $2,500 for any discovered damage to furniture or any odors. • Be mindful of street parking restrictions • Parties / events, lack of decorum and disruptive noise will not be tolerated; If the neighbors are disturbed, we reserve the right to ask the tenant to vacate the premises with no refund. • Guests must maintain all property and furnishings in good order and in the location it was found upon arrival. If we must replace or move furniture back to its original place after checkout, guests will be charged additional fees for restoring the listing back to it’s prior condition. • Guests may only use appliances for their intended use • Guests, other than those in the party provided, may not stay overnight in the property. All guests are the sole responsibility of the renter. • Guests are not allowed to exceed the agreed upon occupancy limit. · Prohibition on illegal behavior including an explicit prohibition of ANY fireworks. • Guests are responsible for doing a house walkthrough and reporting any damage upon entering the home. • All trash must be taken out and placed in trash bins. • All dishes must be washed and placed in the drying rack prior to departure • All heaters must be turned off prior checkout • Check-in and Check-out times are advertised in the listing. Failure abide by the posted check-in and check-out times, unless otherwise agreed to by the hosts, will result in a $50 fine for every 30 minute violation before or after the times provided. • A major credit card (Visa or MasterCard) is required to hold a reservation and may be charged to pay for incidental charges and other fees incurred during your stay (unless you are booking on Airbnb in which we will use Airbnb’s platform to charge for incidentals). The name on the credit card must be the name of the primary guest on the reservation and a picture ID will be required along with the signed rental agreement. If any costs or damages, including but not limited to: Damage to the property or its contents, extra cleaning fees, or unauthorized pets, are discovered during or within a reasonable amount of time after your stay, your credit card on file will be charged for said amounts (or Airbnb’s platform will be used to process the additional amount). No charges will be processed without prior written notice. • Security Deposit / Additional Costs – There are no deposits collected in advance of your reservation. In the event of any incidentals, its within the sole discretion of the hosts to pay for the restoration of the property to its original move-in conditions (outside of other normal wear and tear) with the card held on file. Additional costs include but are not limited to: cleaning beyond normal wear and tear, removing excessive garbage, Moving furniture back to its original position, repairing or replacing any part of the premises, its contents, common areas and recreational facilities for damage caused after your move-in. • NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. WHILE THE HOSTS WILL MAKE EVERY EFFORT TO REPAIR ANY MAINTENANCE ISSUE IN A TIMELY MANNER, IT CANNOT GUARANTEE THAT THE ISSUE WILL BE FIXED DURING A GUEST STAY, AS THE COMPANY MAY HAVE TO GO THROUGH HOME WARRANTIES. That said, the hosts will look for alternative solutions to ensure and prioritize guest comfort. Cancellations & Refunds will follow the Cancellation Policy on the platform you are booking on. • Good Neighbor Policy - You agree to abide by all rules and regulations set forth by local ordinances, which includes a "Good Neighbor Policy". You are advised to keep in mind that vacation rental properties are located in quiet, private neighborhoods. Please respect our neighbors. Anyone found to be violating noise ordinances will be subject to an initial $500 fine followed by a possible eviction in egregious circumstances. Guests will not be given any refund for issues related to noise ordinance violations. Possible violations include, but are not limited to, limiting sound amplification outdoors, over occupying parking areas, over occupying rental property, and failing to follow your agreement with the hosts. Quiet hours are strictly enforced between 9:00PM-8:00AM and no outdoor music or noise is permitted during those times. Parking is not permitted on the streets at any time. There are no parties allowed at this property. • Property Inspection - An inspection of the vacation rental property will take place 24 hours in advance of your arrival. If there are any concerns with the property, please notify the hosts immediately to ensure that such issues may be remedied in a timely manner. The property will be subject to inspection upon reasonable notice to guest, which includes knocking on the door or ringing the doorbell before entry in the event that noise complaints are issued. The guest understands that this may occur anytime during the guest's stay if there is noise or reasonable suspicion of a party or any other violation of the house neighborhood rules or city ordinance. • Occupancy Limits are based upon a maximum of two persons per bedroom. Children are counted in total occupancy, unless they are under the age of two years old. Guests who violate the occupancy limits (i.e., having more than two persons per bedroom) are in breach of these Terms & Conditions, and the hosts reserve the right to deny access or to require all guests to vacate the premises. No refund of monies will be issued due to violation of the house rules, noise ordinances, or occupancy limits. • Private Spa – Spas or hot tubs, if present, will be chemically serviced and cleaned regularly. To help maintain the condition of the hot tub, we ask that guests shower off any oils, lotions, or dirt prior to entering the tub and that guests keep the hot tub covered and closed when not in use. Please note that though the spa is frequently cleaned we do experience plant debris and other materials falling from nearby trees, as is common with any forest, into the hot tub. We understand that, but if the spa is found by the hosts to be excessively dirty due to non-adherence to the above requests, guests will be charged additional cleaning fees to restore the spa to an acceptable state. To prevent this, we ask that guests keep the cover to the hot tub on and closed when the tub is not in use. If the hot tub is not clean on your arrival, please tell us and and we will attempt to have the spa cleaned. Please understand that this will be a best effort attempt and that we CANNOT GUARANTEE the availability of service providers to fulfill such ad-hoc requests. • Obligation to Follow Rules + Surveillance – The entire property is monitored by video electronic surveillance on the exterior of the house for guest security and to ensure that the rules of the community are respected. Guest acknowledges that this Property is under 24-hour exterior surveillance and security monitoring and patrols. I loved this place so much. The nature was so beautiful, and it was so nice to be able to look out of the large bedroom windows. The hot tub was also great to come back to after a long day of hiking.

Look no further because you have found the best place to stay! This was the perfect place to call home during our recent Spring Break vacation to the Monterey Bay Area. It provided a great midway point since we were flying into San Jose, but planning to visit Santa Cruz, Monterey, and Carmel By The Sea. It is worth the climb up into the trees to this peaceful 2 story accommodation. Well stocked, roomy, good WiFi, beautiful deck. We did not use the hot tub, but that is a nice bonus. I loved listening to all the birds chirping every morning while I enjoyed my coffee. Love this place and would definitely stay here again!

My family thoroughly enjoyed our stay at this beautiful A-frame. We were slightly worried about the steps from parking to the entrance when we were planning especially for our 4 year old, but much to our surprise she very much enjoyed going up and down multiple times! A very peaceful and relaxing stay.

Matthew's cottage was outstanding. it was exactly as advertised. It was very clean. And it was very comfy and cozy. it was the perfect getaway for my two kids and myself. We were close to Santa Cruz and all the attractions. Matthew was great at communicating and always responded quickly when we had a question. We would go back there anytime.

This was a great home base for our Monterey and Big Sur adventure! The house is nestled in the trees and is beautifully appointed. Our kids had so much fun and it was so fun to stay in a unique and fun home nestled in the trees. The house is accommodating and updated with great amenities. The hosts were excellent and communicative. Would recommend!
