Good to know

The long stairway leading up to the home is not for the faint of heart! There are about 100 stairs. It may seem a little daunting upon first arrival but once you see the beautiful views this elevation provides, you won't regret it. - 2 bedrooms with queen beds - Half bath between the bedrooms - Full bath on the main floor - Dedicated workspace and exceptional WiFi (with optional digital nomad essentials) This is the upper of two units in the house. They are separated, but connected by a locking stairwell, and can be booked together at request. Free parking in the shared parking area down below the house. Limited additional street parking available near the parking area on a first come, first serve basis. Note: - There is no dishwasher - Ring technology is present to monitor the exterior entrances of the home - No parties allowed - No pets permitted - Steep stairs make the property unsafe for small children or those with movement challenges

Other Details to Note

The home is not accessible to who cannot climb stairs. You’ll climb about 100 steps, spread across three flights of concrete stairs to access the house, but once you’re at the top, the views are well worth the climb! Inside, there’s also a steep, ladder-like staircase leading up to the bedroom level, which may not suit all guests. Please note the central air only delivers heat and is locked to not go above 70 degrees Fahrenheit. To heat the upper unit, we have electric fireplace heaters in both bedrooms and a gas fireplace in the family room that works really well. Additional Services Available: - The dedicated workspace(s) can be outfitted with a high end monitor, keyboard, and essentials to ensure a comfortable and productive remote work experience for an additional fee. - Additional cleaning services are available during your stay for additional cost - The upper unit (this listing) and the lower unit may be booked together. - If you’re looking for an early check-in or late check-out, we may be able to accommodate your request depending on availability. A $30 fee applies for either option to help us coordinate with our cleaning team. - We provide fresh towels and linens for each guest. If you’d like an extra towel set during your stay, we’re happy to provide it for a $10 fee per set. Other Considerations or Rules (Full rules listed in "Rules" section): + For stays over 28 days, utilities will be capped at an amount detailed in the separate agreement. Overages will be assessed on a monthly basis. + No (outdoor) fires are allowed on the property due to the high risk of fires spreading through the forest. + STRICT enforcement of the noise policy (9pm-8am). + Ring technology is present outside the home to monitor the entrances. + Noise monitoring technology is present on site. We want to ensure our guests have a peaceful stay and that we are being good neighbors to the rest of the community! + All dogs must be kept on a leash. There may be other dogs on the property. + While you will most likely not encounter another person, our landscaper, spa, or maintenance people may need to access the area around the property during daytime hours. You may see or hear these service professionals during your stay as they let themselves into the backyard to service as needed. Please be sure to ask about this before booking if you think it might be an issue for you. + In the rainy season, you may experience power outages that are out of our control, road closures due to trees falling or accidents, or other weather related inconveniences. No refunds will be provided for these circumstances, we encourage guests to purchase travel protection. + TV is a smart tv with streaming capabilities. There is no cable or local channels. House Rules

Extended Rental Agreement Last updated: December 18, 2024 The terms of our Rental Agreement is provided below and is intended to help you enjoy a safe, reliable and convenient booking. Guest Agreement By booking this home, you are agreeing to these terms: • In order to book this property, you must be over 25 years old. • Noise levels must be kept strictly under 60 dBA during the day. Music and/or excessive noise outdoors (i.e., yelling, noise amplification, musical instruments, animal barking etc) must be kept to a respectful minimum at all times. Outdoor Music is not permitted after 9PM. Guests must be mindful of their noise levels at all time. • Neighborhood quiet hours are strictly enforced from 9PM-8AM • No Smoking Policy - All properties are non-smoking or vaping. Violation of the no smoking policy will result in a damage liability of up to $2,500 for any discovered damage to furniture or any odors. *Any smoking inside the unit will incur a minimum $250 fee.* • Be mindful of street parking restrictions • Parties / events, lack of decorum and disruptive noise will not be tolerated; If the neighbors are disturbed, we reserve the right to ask the tenant to vacate the premises with no refund. • Guests must maintain all property and furnishings in good order and in the location it was found upon arrival. If we must replace or move furniture back to its original place after checkout, guests will be charged additional fees for restoring the listing back to it’s prior condition. • Guests may only use appliances for their intended use • Guests, other than those in the booking, may not stay overnight in the property. All guests are the sole responsibility of the guest. • Guests are not allowed to exceed the agreed upon occupancy limit. · Prohibition on illegal behavior including an explicit prohibition of ANY fireworks. • Guests are responsible for doing a house walkthrough and reporting any damage upon entering the home. • All trash must be taken out and placed in trash bins. • All dishes must be washed and placed in the drying rack prior to departure • All heaters must be turned off prior checkout • Check-in and Check-out times are advertised in the listing. Failure abide by the posted check-in and check-out times, unless otherwise agreed to by the hosts, will result in a $50 fine for every 30 minute violation before or after the times provided. • A major credit card (Visa or MasterCard) is required to hold a reservation and may be charged to pay for incidental charges and other fees incurred during your stay (unless you are booking on Airbnb in which we will use Airbnb’s platform to charge for incidentals). The name on the credit card must be the name of the primary guest on the reservation and a picture ID will be required along with the signed rental agreement. If any costs or damages, including but not limited to: Damage to the property or its contents, extra cleaning fees, or unauthorized pets, are discovered during or within a reasonable amount of time after your stay, your credit card on file will be charged for said amounts (or Airbnb’s platform will be used to process the additional amount). No charges will be processed without prior written notice. • Security Deposit / Additional Costs – There are no deposits collected in advance of your reservation. In the event of any incidentals, its within the sole discretion of the hosts to pay for the restoration of the property to its original move-in conditions (outside of other normal wear and tear) with the card held on file. Additional costs include but are not limited to: cleaning beyond normal wear and tear, removing excessive garbage, Moving furniture back to its original position, repairing or replacing any part of the premises, its contents, common areas and recreational facilities for damage caused after your move-in. • NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. WHILE THE HOSTS WILL MAKE EVERY EFFORT TO REPAIR ANY MAINTENANCE ISSUE IN A TIMELY MANNER, IT CANNOT GUARANTEE THAT THE ISSUE WILL BE FIXED DURING A GUEST STAY, AS THE COMPANY MAY HAVE TO GO THROUGH HOME WARRANTIES. That said, the hosts will look for alternative solutions to ensure and prioritize guest comfort. Cancellations & Refunds will follow the Cancellation Policy on the platform you are booking on. • Good Neighbor Policy - You agree to abide by all rules and regulations set forth by local ordinances, which includes a "Good Neighbor Policy". You are advised to keep in mind that vacation rental properties are located in quiet, private neighborhoods. Please respect our neighbors. Anyone found to be violating noise ordinances will be subject to an initial $500 fine followed by a possible eviction in egregious circumstances. Guests will not be given any refund for issues related to noise ordinance violations. Possible violations include, but are not limited to, limiting sound amplification outdoors, over occupying parking areas, over occupying rental property, and failing to follow your agreement with the hosts. Quiet hours are strictly enforced between 9:00PM-8:00AM and no outdoor music or noise is permitted during those times. Parking is not permitted on the streets at any time. There are no parties allowed at this property. • Property Inspection - An inspection of the vacation rental property will take place 24 hours in advance of your arrival. If there are any concerns with the property, please notify the hosts immediately to ensure that such issues may be remedied in a timely manner. The property will be subject to inspection upon reasonable notice to guest, which includes knocking on the door or ringing the doorbell before entry in the event that noise complaints are issued. The guest understands that this may occur anytime during the guest's stay if there is noise or reasonable suspicion of a party or any other violation of the house neighborhood rules or city ordinance. • Occupancy Limits are based upon a maximum of two persons per bedroom. Children are counted in total occupancy, unless they are under the age of two years old. Guests who violate the occupancy limits (i.e., having more than two persons per bedroom) are in breach of these Terms & Conditions, and the hosts reserve the right to deny access or to require all guests to vacate the premises. No refund of monies will be issued due to violation of the house rules, noise ordinances, or occupancy limits. • Private Spa – Spas or hot tubs, if present, will be chemically serviced and cleaned regularly. To help maintain the condition of the hot tub, we ask that guests shower off any oils, lotions, or dirt prior to entering the tub and that guests keep the hot tub covered and closed when not in use. Please note that though the spa is frequently cleaned we do experience plant debris and other materials falling from nearby trees, as is common with any forest, into the hot tub. We understand that, but if the spa is found by the hosts to be excessively dirty due to non-adherence to the above requests, guests will be charged additional cleaning fees to restore the spa to an acceptable state. To prevent this, we ask that guests keep the cover to the hot tub on and closed when the tub is not in use. If the hot tub is not clean on your arrival, please tell us and and we will attempt to have the spa cleaned. Please understand that this will be a best effort attempt and that we CANNOT GUARANTEE the availability of service providers to fulfill such ad-hoc requests. • Obligation to Follow Rules + Surveillance – The entire property is monitored by video electronic surveillance on the exterior of the house for guest security and to ensure that the rules of the community are respected. We had a lovely stay at Mathew’s home. It was peaceful , cute and so beautiful. The stairs were not a problem as I enjoy a good workout anyway haha. Mathew is a great engaging kind host and I really cannot say in words how much fun we had. I recommend anyone who’s looking to stay in the area to give his home a try as there’s nothing as unique and cute in the area as this place.

Our stay was beautiful. Perfect location to celebrate my boyfriend’s bday. It was a nice getaway from home and we really enjoyed the nature-y vibe and the hot tub. Matthew made sure we were taken care of and comfortable. Definitely recommend!

Beautiful home in the middle of a redwood forest. peaceful and quiet with lots of natural light. The host was wonderful and responsive when I had a couple of questions. There are steep stairs so it may not be the best place for small children, but it was the perfect quiet getaway for me.
